Why not rent a holiday flat by the sea in Aldeburgh?

Details of the holiday flat

Outside of flat
  • This ground floor flat is situated on The Terrace which is marked on the map of the town in the Aldeburgh pages.
  • The flat is light and quiet and the rooms are pleasantly furnished.
  • It is completely self-contained with its own front door from the main entrance hall.
  • The flat is suitable for up to 3 people with one double and one single room.
  • You can park in the street outside the house.
  • The flat is No Smoking accommodation.
  • Welcoming tea tray when you arrive.

Accommodation

  • The sitting room is spacious and sunny with a sea view.
    Comfortably furnished, including a dining table for 4 - 6 and colour TV.

  • The double bedroom is large and pleasant with a double bed.
    It has an outlook onto a quiet paved garden. It is sunny in the evening and there is room to sit.

    The small bedroom







  • The small bedroom is small. It has a new full-length 3 foot single bed and good quality mattress.


  • The kitchen







  • The kitchen is roomy. It has a microwave, a new gas cooker, dishwasher, automatic kettle, toaster, new refrigerator and extending table large enough for meals for three.



  • The bathroom




  • The bathroom has been refurbished with new bath, hand-basin and toilet. There is a hand-held shower in the bath.

A few notes

An electric immersion heater supplies hot water to both bathroom and kitchen.

Bed linen is supplied with beds ready made up. There are also hand towels in the bathroom and kitchen and a tea towel in the kitchen but please bring your own towels for bath and beach.

Heating: Radiators in both the double bedroom and the sitting room provide background heat when the heating is in use main part of the house. There are efficient electric heaters in all rooms.

There is a short outside line for drying and rails that can be hung over the bath.


Bicycles
There is space for bicycles to be kept at the front. There is limited space at the back. Bicycles must NEVER be brought into, or through, the house. There is a way to the back from Fawcett Road.

Notes
I regret there is no use of the garden.
No dogs or other pets.
There is no washing machine, telephone or radio.
Please bring your own picnic utensils.

Weekly terms for 2010

  • July 16th - August 26th,
    Christmas & New Year - £320

  • April 30th - July 15th,
    August 27th - November 4th and Easter - £280
    (£250 for 2 - see Reductions below)
  • Rest of the year - £240
    (£210 for 2 - see Reductions below)
  • The flat is usually closed from New Year - Mid-March
  • Short break terms are available - see below

Reductions
      £20 deduction for a second week.
      £30 deduction for one or two adults without use of the small bedroom.

Booking and deposit
      The £50 deposit per week is payable when you book.
      Telephone and email bookings are only provisional until the deposit is paid.
      When booking please give your full name, address and telephone number.

The deposit will be returned to you at the end of your stay after a deduction for the electricity you have used, charged at cost per unit. In very exceptional circumstances a charge will also be made for damage, loss or extra cleaning.

Conditions
    The flat is let from Friday to Friday.
    The rent is due one calendar month before your stay commences.
    Take over time is 3.30 pm.
    Please vacate by 10 am on the day of your departure leaving the flat tidy.

    Please note that my insurance does not cover your belongings. Please ensure they remain covered by your own insurance.

If you have to cancel please notify me promptly and I will try to re-let. If I am able to do so I will refund everything except £15 of your deposit.

If I am not able to re-let, you are still responsible for the rent so please consider holiday insurance.

Short breaks
For short lets during the Spring and Autumn the formula I use is as follows:

Half the weekly rent for the first night and one tenth of the weekly rent for each successive night after that.
This is subject a minimum of £120 (or £130 for three people which includes the use of the small bedroom).

NB Six nights costs the same as a week.
